After soaring prices, Bordeaux hit by housing shortage

In Bordeaux, the number of apartments rented would be down to 34% as compared to last year, according to the president of the Union des syndicats de l’immobilier. A decline twice as high as that seen in September 2017.

For the Union des syndicats de l’immobilier, the responsible is: Airbnb. The limit of 120 rental days per year is not enough, according to it, to encourage owners to do the traditional rental. The United takes the example of a T2 of 48 m² rented on the accommodation-sharing platform, 70 euros per night. It will bring to the lessor 8400 euros per year against 7300 euros per year for a conventional rental. "More and more homeowners are buying homes they rent immediately after on Airbnb. Profitability is higher than the traditional rental where rents are regulated and the tax, too heavy. Everything is done so that the owner turns away from the classic rental.

Fortunately, on the price side, there is no longer any question of an outbreak. After climbing by more than 15% in 2017, they grew by just over 1% in the first semester, over a year. Studios and T1are rented on an average of about 17 euros per sqm per month, T2, 12.65 euros, T3, 11.70 euros and T4 about 11 euros. This does not deter however, the renting of a T3 with 87 m² for 1400 euros (16 euros per sqm) in the highly sought-after golden triangle of Bordeaux. For the LREM de Gironde MP, "local elected representatives have at their disposal the necessary tools to respond to this housing shortage". "They have to grab it. The future housing law penalizes platforms and indelicate owners, makes it possible to regulate rents, facilitates the change of use and the construction of new housing ", explains Christelle Dubos.

In order to lower property prices, the President of the Republic announced in September 2017, a shock supply. Nearly a year later, the effects of this plan are still struggling to be felt. "In Bordeaux, social housing programs, private or intermediate were engaged, which explains why prices and rents no longer increase," said the deputy of Gironde. We must be careful that these new programs do not overburden Bordeaux. Transport is a real concern for people who do not live in the city and come to work there. "

According to one of the two rapporteurs of the housing bill, these programs must "strengthen the economic development of other municipalities in the city where prices are more affordable than in Bordeaux and its 5000 euros per sqm". "Let's not forget public facilities to bring life to these neighborhoods. We must avoid making these towns dormitories and from being concretized at all costs. Mayors must have a more comprehensive vision of housing policy, "she says.
